Beckton Riverside approved at Committee

Rovia is delighted to have played a role in helping St William (the Berkeley Group and National Grid joint venture) obtain unanimous approval for Phase 1 of Beckton Riverside in Newham which will deliver 2,900 homes.

As well as new homes, the masterplan will create a vibrant, connected and sustainable riverside neighbourhood which includes a dynamic mix of uses and expansive green spaces, including 5,000 sqm of new retail and commercial floor space, accompanied by new community amenities, public realm, and a 400 m long park along the River Thames.

The Phase 1 site is approximately 30 acres and forms part of the former Beckton Gasworks site, which was once the largest gasworks in Europe. The wider Beckton Riverside development intends to deliver a total of approximately 10,000 homes and sits within the Royal Docks and Beckton Riverside Opportunity Area, one of the largest regeneration areas in London.

Rovia Director Marcus Della Croce has been advising St William on the transport approach for the development for many years and has continued supporting St William with negotiations with TfL and the London Borough of Newham in relation to contributions to offsite sustainable transport mitigation in his new role at Rovia.

“I am thrilled we were able to achieve unanimous approval at Committee last week. It shows the fantastic effort from St William and the whole design team in terms of vision, design and consultation,” he said.

“This is an exemplary scheme that will not only provide much needed housing but will breathe new life into the historic brownfield site, transforming it into a beautiful place for the future residents and the wider community.

“This is a development with people and sustainable movement at its heart. With the exception of Blue Badge parking and servicing, this will be a car-free scheme that prioritises pedestrian and cycle movements and provides public transport routes through the site whilst ensuring efficient servicing arrangements can be provided.

“The scheme will also deliver many offsite sustainable transport improvements for the wider community including active travel enhancements identified through the Healthy Streets Transport Assessment and offsite pedestrian and cycle crossings, as well as funding towards public transport infrastructure.”

Alongside the lead consultants JTP and Quod, Marcus has been collaborating with key stakeholders including the London Borough of Newham, TfL, and the GLA on ensuring that Beckton Riverside Phase 1 starts the wider regeneration of Beckton and The Royal Docks to help unlock the area’s full potential.
